First-time sellers often make the same mistakes. Knowing them in advance helps you sell faster and at a better price.

1. Overpricing

Setting the price too high because of emotional attachment or what you "need" leads to the property sitting on the market. Buyers and agents compare with similar sales. Get at least 2–3 valuations and price in line with the market. Properties that linger often sell for less later.

2. Skipping Preparation and Staging

Not decluttering, cleaning, or doing small repairs makes your property look tired. Buyers form an impression in the first few minutes. Declutter, fix obvious defects, and consider professional photos. A well-presented home sells faster and for more.

3. Poor or No Professional Photos

Most buyers search online first. Blurry or dark photos put you at a disadvantage. Invest in good photography (or at least clear, well-lit shots) and a clear description. It is one of the best returns on investment when selling.

4. Hiding Defects

You must disclose known defects to the buyer. Hiding problems can lead to the sale falling through, legal claims, or a damaged reputation. Complete the mandatory disclosure form honestly. Fix major issues or price accordingly.

5. Not Understanding Costs

Agent commission, bond cancellation fees, rates and levies, and capital gains tax (if applicable) all reduce your net proceeds. Get a full cost breakdown from your agent and conveyancer before you sign a mandate or accept an offer.
